Intern Divisions

  • Executive Office

Work at the organizational level, designing, automating, and deploying systems that support every other division. It's the most cross-cutting role in the program.

  • Construction

The largest allocation in the internship. Build tools for project tracking, contractor management, site analytics, and cost forecasting using AI.

  • Marketing and Leasing

Build AI-powered websites, marketing automation, and campaign analytics for the Patry brand. You also build leasing workflows like lead qualification and listing management.

  • Finance

Automate accounts receivable and payable processing using AI-powered financial tools. Tenant communication runs on the same tools.

  • Planning, Development, and Acquisitions

Use AI to streamline project planning, feasibility analysis, permit tracking, and development pipeline management. That includes acquisition analysis across active Patry projects.

  • Property Management

Automate tenant communications and maintenance request routing using AI. Occupancy reporting and property performance tracking are part of the work too.

  • Architecture and Design

Build the tools behind concept design, drawing automation and visualization.

    3D Building Models

    (Architecture and Design Division)

Faig built 3D models of three Patry buildings, 150 Marketplace, 2274 Princess and Santé at 300 Skyfal, each set on its real site. The models split each building into floors and link every suite to its bedrooms, size and availability. Outside studios quote $50,000 to $100,000 (CAD) for one comparable model.

  • Flowchart: a gas or power bill arrives in the accounts payable inbox in Outlook, is read, checked for its sender and its numbers, filed as a payable batch in Yardi Voyager, and approved by a personDavid

    Utility Bill Reader

    (Finance Division)

David built an accounts payable pipeline that watches the A/P mailbox for gas and power e-bills. It pulls the figures out of each PDF, verifies the sender, cross-checks the numbers and creates the payable batch in Yardi Voyager for a person to approve. Nobody retypes a bill.

    Real-Time Construction Fleet Tracker

    (Construction Division)

John built a live GPS tracker for every machine on our sites. It maps each one’s position, battery and movement history, and emails an alert when a machine sits idle for seven days. He also built a reader that turns each day’s site reports into one summary per project.
